A life estate is a legal arrangement to transfer interest in property to a person, the life tenant, who then has the right to live in, use and enjoy the property during their lifetime. The life tenant cannot pass on an interest greater than their own to someone else. Upon the life tenants death the property is then transferred to the remaindermen that you designate.
